Six in ten London homes for sale have a garden

Nearly six in 10 homes currently for sale across London offer private outdoor space although buyers searching in central boroughs face far slimmer chances of finding a property with a garden, latest research from Benham and Reeves reveals.

Analysis of more than 81,000 listings across the capital found that 59% include a garden, highlighting the continued importance of outdoor space for buyers despite the density of the London housing market.
The availability of gardens varies sharply by borough, with outer London areas offering the best chance of securing a home with private outdoor space.

Havering tops the list, where 78% of homes currently on the market have a garden, followed by Bromley at 77% and Richmond upon Thames at 75%. Other boroughs where at least 70% of listings include outdoor space include Redbridge, Bexley, Sutton, Enfield, Waltham Forest, Croydon, Kingston upon Thames, Harrow, Barnet, Merton and Hillingdon.

CENTRAL SQUEEZE

Buyers looking in more central parts of the capital are far less likely to find a home with a garden. Just a third of properties listed in the City of London offer outdoor space, the lowest proportion of any borough.

Hackney (36%) and Tower Hamlets (37%) also rank among the most constrained markets, followed by Westminster, Islington, Camden and Southwark, all of which have fewer than half of listings with a garden.

Marc von Grundherr (main picture, inset), Director of Benham and Reeves, says the findings reflect the capital’s mix of housing stock.

He adds: “London’s property market is incredibly diverse and this is clearly reflected in the availability of garden space across the capital.

“In more central boroughs buyers face a far tougher challenge when it comes to securing a home with a garden… however, as you move further out, the housing stock shifts towards traditional family homes, making outdoor space far easier to find.”
