Silverstone lags behind rivals in race for property premiums

Despite its status as the historic heart of British motorsport, Silverstone fails to lead the pack when it comes to property values near the UK’s racing circuits, new research from Yopa reveals.

The online estate agency analysed house prices in postcode districts surrounding 18 of the UK’s most prominent motor racing circuits, comparing them to average prices across the wider local authorities.
The results show that, while proximity to a racetrack can boost house values, Silverstone is far from pole position.

Across all 18 locations, the average house price in racing circuit postcodes is £343,311 – 24.1% higher than the average of £276,656 in the surrounding local authorities.

GRAND PRIX PRICES

But in the NN12 postcode of West Northamptonshire, home to Silverstone Circuit and this weekend’s Formula 1 Grand Prix, property prices average £410,623. While that represents a 37.9% premium (£112,829) over the local average, it places Silverstone just sixth in the rankings.

Top of the leaderboard is Oulton Park in Cheshire West and Chester. Homes in the CW6 postcode, near the popular circuit, average £506,109—an impressive 91% above the wider area’s average price of £264,928. That equates to a premium of £241,181, the highest of any circuit analysed.

Other high-ranking tracks include Lydden Hill Race Circuit in Dover, where house prices in CT4 are 75.3% above the local average, and Bedford Autodrome, where properties in MK44 command a 60.1% premium. Anglesey Circuit and Norfolk’s Snetterton Motor Racing Circuit also outperform Silverstone, with premiums of 47.0% and 45.5% respectively.

AFFORDABLE GLORIOUS GOODWOOD

Goodwood, synonymous with vintage racing and motorsport heritage, sits further down the table with a 27.4% premium in the PO18 postcode. Still, it remains a more affordable option than many of the more modern racing destinations.

At the back of the grid are several circuits located in postcode districts where property prices fall below local averages. Around Croft Circuit in North Yorkshire, prices are 3.7% lower than the surrounding area, while the L9 postcode near Aintree Motor Racing Circuit in Sefton offers the steepest discount—27% below the borough-wide average.

The research highlights that while racetrack proximity can add value to residential property, the size of the premium depends on a complex mix of factors, including location, local demand, and wider regional appeal.

For buyers seeking motorsport glamour and long-term value, Silverstone may offer history – but not necessarily the strongest return.
