Silver downsizing boom: Yorkshire leads surge in affordable homes

Yorkshire is leading a sharp rise in affordable housing for over-50s seeking to downsize, according to new research from later-life property specialists Regency Living.

The number of park homes available in the region has jumped by 13.1% since the first quarter of 2025 – the largest increase across England.
Park homes, typically detached, single-storey properties located in secure, community-led developments, are becoming an increasingly popular choice for so-called “silver downsizers.”

With many looking to release equity from larger family homes ahead of retirement, affordability and location are now the twin priorities for this growing demographic.

REGIONAL VARIATIONS

Regency Living’s data highlights that while Yorkshire & Humber has seen the biggest increase in stock, the South East remains the epicentre of the park home market, accounting for 22.5% of England’s total listings.

The South West follows closely behind at 19.4%, with the East of England (17.7%), North West (11.8%), and East Midlands (10%) rounding out the top five.

CHANGING ASPIRATIONS

Tim Simmons, Sales & Marketing Director at Regency Living, says the growth of the sector reflects changing retirement aspirations: “England’s park home industry is growing at pace due to huge demand from downsizers who want a beautiful property in one of the country’s most desirable housing markets, without having to spend a huge chunk of the equity they’re realising by selling their current property.”

The rise in availability is not limited to the North. The West Midlands saw an 11% quarterly increase in stock, with the East of England and South West both posting growth of 9.8%.

Simmons adds that park homes appeal not only because of price, but also because of the lifestyle

“Downsizing isn’t always an easy task,” he says. “Finding an appropriate property in the right area, within a community of like-minded people, is often harder than expected. Park homes offer this in abundance.”
