Online search data suggests growing numbers of sellers are preparing to re-enter the housing market and they are being increasingly selective about who represents them.
New research from eXp UK shows Google search interest for the term “estate agent” has risen 12.3% year-on-year, signalling a pick-up in homeowners looking to list.
Searches for “best estate agent” have climbed even faster, up 37.5% annually, indicating sellers are focusing not just on moving, but on finding higher-performing representation.
The data follows earlier findings from eXp that new instruction volumes and asking prices strengthened in the opening weeks of 2026, pointing to renewed seller confidence after a more cautious period.
HEIGHTENED AWARENESS
Brand-specific searches are also rising. Interest in the term “eXp” has increased 52.9% over the past year, reflecting heightened awareness of alternative agency models as competition intensifies.
Adam Day (main picture, inset), Head of eXp UK and Europe, says: “We are seeing a strong return of seller confidence as we move through the early stages of 2026. Increased market stability, more predictable pricing conditions, and renewed buyer intent are giving homeowners the reassurance they need to make their move.
“The UK’s market is becoming increasingly busy, with heightened levels of engagement from sellers and buyers alike, many of whom had previously taken a wait-and-see approach. “
IMPROVED ECONOMIC CONDITIONS
And he adds: “We are now seeing improving economic conditions, supported by steady if unremarkable growth, which is encouraging many people to act on previously delayed decisions and make their move before competition intensifies further.
“It’s particularly encouraging to see such a sharp rise in searches for ‘best estate agent’, which tells us that sellers aren’t just entering the market; they’re being more selective about who they choose to represent them.
“The significant growth in searches for eXp demonstrates that more people are actively seeking out our model and our agents. We’re delighted to see growing recognition of the eXp brand as sellers look for a modern, proactive and results-driven approach to selling their homes.”
