Homes with a sea view in some of England’s most picturesque coastal locations are commanding price premiums of up to 38%, according to new research from online estate agency Yopa.
Analysing current property listings across 20 English coastal counties, Yopa compared the average asking price of homes marketed with a sea view to standard local house prices.
The findings reveal that the average sea view carries a 9.5% price uplift – or around £24,537 – across the sample.
Cornwall tops the list, with the average sea-view property listed at £392,853, compared to the county average of £284,355. That represents a premium of £108,498, or 38.2%, the highest in the country.
SEA VIEW PREMIUMS
The Isle of Wight follows closely behind with a sea view premium of £73,957 (29.6%), while buyers in Northumberland pay an additional £36,637 (18%) for the coastal outlook. East Sussex also ranks high, where sea views fetch a 17.7% premium – or £57,246 – over the county average.
Durham (17.6%) and Tyne and Wear (14.4%) also see notable uplifts, while popular lifestyle hotspots like Devon, West Sussex and Dorset command more moderate premiums ranging between 5.5% and 12.2%.
At the other end of the scale, coastal counties including Somerset, North Yorkshire and Essex show little to no sea view premium. In Suffolk and Norfolk, sea views add less than £4,000 to asking prices on average.
LIFESTYLE-LED RELOCATIONS
The findings come amid continued demand for lifestyle-led relocations, with many buyers prioritising natural beauty, outdoor space and flexible remote working conditions over proximity to traditional urban job hubs.

“In areas like Cornwall and the Isle of Wight, you’re paying a significant premium for that lifestyle benefit.
“But it’s not the same story everywhere – buyers looking for more scenic surroundings without a huge price tag may find better value in places like Norfolk, Suffolk or Lincolnshire.
“With more buyers re-evaluating where they want to live in a post-pandemic world, sea views remain one of the most desirable features a home can offer.”
