It was billed as the ‘Fight!!’and had been trailed on social media since the pair met at the Women in Estate Agency conference as the one to watch. But when it came down to it The Two Russells Podcast Ep 7 – The Charlie Lamdin one, failed to land any major blows and withered into no more than a shouty showdown between Lamdin and Quirk.
“I’ve been right all along, and you’re not,” says Quirk.
And possibly so. Lamdin has been waxing lyrical on social media and extolling the virtues of his firm Best Agent for some time but in the last couple of years has said he ‘expected’ house price falls of up to 35% by 2025.
“2022 will be the UK house price peak,” Lamdin said two years ago. “And we will then see a peak to trough fall in house prices by 2025 of 35%.”
Quirk says: “Well, just eight months to go then – and by my reckoning his previous, plentiful forecasts (Daily Mail, Twitter etc etc) mean prices will have to drop by 4% per month every month between now and January for him to be proven right. LOL.”

And he adds: “And how convoluted does the maths have to be for Charlie to be any version of correct in his house price forecasts?
“He is preposterous in his pier-end prophecies of doom and, in fact, is dangerous in preaching to would-be home buyers whom think they’re getting sound advice but instead are being force-fed snake-oil by someone here that, as prices continue to increase, will cause them to pay much more for the eventual home they buy having sat on the sidelines – not less. I wonder if he will compensate them?”
The action starts at 26 mins 30 for those wanting to get straight to the house price shouting match although there is an enlightening moment just before this when the ‘friends’ both declare their dislike for sole agency agreements.
