Royston expansion plan could bring 1,400 homes

Proposals to expand Royston with up to 1,400 homes and major new infrastructure have been put forward as pressure grows on local authorities to identify land for housing across Cambridgeshire and Hertfordshire.

Commercial developer Wilson Bowden has submitted proposals seeking the allocation of land on the edge of the town as part of future planning policy, with the site being promoted for inclusion in the emerging Greater Cambridge Local Plan.
The land, known as Prospects Royston, sits within South Cambridgeshire but directly borders Royston in North Hertfordshire, raising the prospect of cross-boundary growth at a time when councils are under increasing pressure to deliver new homes, jobs and supporting infrastructure.

If allocated, the site could deliver a large mixed-use extension to the town including housing, employment land, green space and new community facilities, in what would represent one of the most significant potential developments in the area.

NEW AFFORDABLE HOMES

Wilson Bowden, the commercial development arm of Barratt Redrow, says the scheme could provide around 1,400 new homes including affordable housing, alongside a 12-hectare employment site expected to support around 1,850 jobs.

Plans also include more than 50% green infrastructure, including a proposed 40-hectare country park, as well as new pedestrian and cycle links, care provision, a local centre and a sports hub intended to address a shortage of playing fields in the town.

The proposals are being promoted as part of the wider growth strategy linked to the Greater Cambridge Local Plan, which is expected to play a key role in determining where future housing and employment development will be located across the region.

EXCITING VISION

Ian Smith (main picture, inset), Planning Manager at Wilson Bowden, says: “If Royston is to grow, we feel this is the best direction for a sustainable extension. There’s a great opportunity for the town’s development to be included in the Greater Cambridge Local Plan and bring a wide range of benefits to residents in Cambridgeshire and Hertfordshire.

“Our vision for the Prospects Royston land includes a collection of high-quality new homes in an area where there is high demand for housing, alongside affordable housing, employment land and a vast range of infrastructure improvements.

“Should the land be allocated for potential development, we are keen to work with the local authorities to draw up plans to bring an exciting vision to life.”
