A historic private tidal island in the heart of Eryri National Park which was once owned by the Royal Family has hit the market for £350,000.
Carter Jonas is marketing Ynys Gifftan, a 17.74-acre island located within the Dwyryd Estuary.
Queen Anne owned the land in the 1700s before gifting it to Lord Harlech’s ancestors, according to the Royal Geographical Society’s Discovering Britain guide, with its name translating in English to Anne’s Gift Island.
The island sits close to the village of Talsarnau, around four miles from the coastal town of Harlech, while Porthmadog and Barmouth are also within easy reach. Across the estuary lies the Italianate village of Portmeirion.
DRAMATIC COASTLINE
Ynys Gifftan is described as one of only 43 unbridged tidal islands in Britain that can be accessed on foot from the mainland at low tide.
The island includes a stone farmhouse on its eastern shore overlooking the estuary towards Talsarnau. The property requires extensive renovation but offers potential for restoration subject to the necessary planning permissions.

A stone outbuilding sits adjacent to the farmhouse and could provide additional storage or ancillary accommodation, again subject to consent.
The surrounding area combines dramatic coastline with historic landmarks. Nearby Harlech Castle forms part of the UNESCO World Heritage Site Castles and Town Walls of King Edward in Gwynedd, while the coastline is known for its sandy beaches and mountain walking routes.

The region is also home to Royal St David’s Golf Club, one of Wales’ best-known golf courses.
UNIQUE OPPORTUNITY

Hugh O’Donnell, Partner at Carter Jonas’ Bangor office, says: “Ynys Gifftan presents a truly unique opportunity for a buyer who appreciates its exceptional location and potential.
“We expect interest from buyers looking for an exciting lifestyle project in one of Wales’ most beautiful coastal landscapes or someone who is looking for their very own secluded haven.”
Ynys Gifftan is available at a guide price of £350,000, with viewings strictly by appointment.
