London’s most exclusive postcodes remain defined by their architectural heritage with nearly one in four properties listed for sale across prime central London classed as period homes.
The latest analysis from Jefferies London reveals that 23.3% of current listings in prime areas date from earlier architectural eras, highlighting the continued demand for traditional design and craftsmanship among affluent buyers.
The study, which examined live sales listings across key luxury districts, found that appetite for period homes remains strongest in Maida Vale, where more than a quarter of these listings have already gone under offer.
By contrast, newer-build areas such as Fitzrovia show a more contemporary profile, with period stock accounting for just 11.8% of homes currently on the market.
TOP OF THE TABLE
Kensington tops the table for concentration of period homes, with 31.7% of its listings falling into that category.
Holland Park (28.7%) and Maida Vale (28.3%) follow closely, reflecting neighbourhoods where Victorian mansion blocks and Georgian townhouses continue to shape the local landscape. Notting Hill (26.9%) and Knightsbridge (26.6%) complete the top five.
Across the wider London market, only 15.8% of listings are period properties, highlighting the unique architectural density of the capital’s prime districts. Despite economic uncertainty and shifting buyer priorities, demand for traditional homes in these enclaves remains resilient, driven by both domestic purchasers and international investors seeking long-term value.
Maida Vale leads on buyer activity, with 26.4% of period homes already sold subject to contract, followed by Regent’s Park (17.2%) and Holland Park (15.5%). Analysts suggest that enduring interest in period stock reflects London’s identity as a city where heritage architecture remains integral to its prestige property market.
