Plot with just one wall left heads to auction at £21k

A demolished former cottage reduced to little more than a single standing wall is heading to auction with a guide price of just £21,000.

The property at 8–9 Brook Place, Pentre, Mid Glamorgan, has been described as the “ultimate blank canvas” after the original cottage was almost entirely knocked down, leaving no roof and little more than rubble on site.
Despite its current condition, full planning permission is already in place to redevelop the plot into a modern three-bedroom terraced home with a two-storey side extension.

Paul Fosh Auctions says the approved plans would see the site transformed into a contemporary home featuring an open-plan lounge, kitchen and dining area, three bedrooms, two bathrooms and a store room.

A BIT OF IMAGINATION

Angie Davey (main picture, inset), of Paul Fosh Auctions, reckons the site would appeal to buyers with imagination.

She says: “It does require a fair amount of visualisation to appreciate what could be achieved with this plot of land with just the front wall standing,” she said.

“The vendor informs us that this last vestige of the former cottage can also be knocked down when building starts as it does not form part of the planning consent.”

FULL PLANNING PERMISSION

She adds: “The plot, at the end of a small cul de sac, has full planning permission for redevelopment including for an end of terrace side elevation two storey extension.

“The former cottage, bar the remaining frontage, has now been completely demolished in readiness for the new build.

“The plans show that the accommodation, if delivered, will provide an open plan lounge/kitchen/dining room, three bedrooms, two bathrooms and a store room.

“For those considering building their first property, listed with a guide price of £21,000, could well prove to be an ideal first project.”

Pentre is a village close to Treorchy in the Rhondda Valley, within Rhondda Cynon Taf. The area offers hillside views, countryside walks and rail connections via nearby Ton Pentre and Ystrad Rhondda stations.

Treorchy itself has gained national recognition in recent years, having been named UK Champion High Street in 2019, praised for its independent shops, events and community-led regeneration.

The property will be offered in the next Paul Fosh Auctions sale, which begins at 12 noon on Tuesday, February 3, with bidding closing from 5pm on Thursday, February 5. Around 90 lots will be available in the auction.
