Park home demand surges beyond southern hotspots

Demand for park homes is spreading well beyond the traditional southern hotspots with fresh data showing sharp increases in interest across unexpected parts of the country.

The latest Park Home Demand Index from over-50s property specialists Regency Living reveals that 19.5% of all park homes listed for sale in England during Q3 2025 had already secured a buyer – up 1.6% on the previous quarter. While that marks modest national growth, the real story lies in the hotspots.
South Yorkshire recorded the biggest quarterly jump, with demand up 12.6%, followed by Buckinghamshire (11.9%); Merseyside (9.7%); Worcestershire (9.2%) and Derbyshire (8.8%).

Annual growth tells a similar story, with Greater London (17.9%); Wiltshire (16.1%); Derbyshire (12.1%); Warwickshire (10.6%) and Tyne and Wear (10%) all seeing double-digit gains.

MOST IN-DEMAND COUNTIES

Wiltshire now tops the list of most in-demand counties, with 41.6% of listed park homes under offer, ahead of Hampshire (32.9%), the West Midlands (31.8%) and Staffordshire (30.6%).

The figures point to a broader geographical shift. Once dominated by coastal and countryside demand in the South West and South East, park homes are now attracting downsizers in the Midlands and further north.

Tim Simmons, Sales Director at Regency Living, says: “Park home living continues to grow in popularity, particularly among silver downsizers seeking a lower-maintenance, community-oriented lifestyle.

“We’re also seeing growing interest from downsizers due to the certainty and speed that a park home purchase provides, not to mention the opportunity to release equity and the fact that park homes are stamp duty exempt.”

LIFESTYLE SHIFTS

And he adds: “The rising demand in counties such as South Yorkshire, Merseyside, and Derbyshire signals that this movement is no longer confined to coastal or countryside settings. Instead, it reflects a broader recognition of the lifestyle benefits that park homes provide, whether in rural tranquillity or closer to city amenities.

“So whilst many bricks and mortar buyers are still sitting on the fence in hopes of a stamp duty shake-up in the Autumn Budget, downsizers looking to park homes are pushing forward with confidence where their plans to purchase are concerned.”
