Over a quarter of homebuyers feel pessimistic about moving

Recent data from prop-tech solutions provider iamproperty reveals over a quarter (26%) of people feel pessimistic about moving since the Autumn Budget.

However, Ben Ridgway, Co-Founder of iamproperty, believes there is hope.
By prioritising agility, transparency, and a breadth of services, property agents can help shift perceptions and meet the demands of a changing market as the UK property sector enters 2025.

Ridgway highlights three key trends shaping the property sector in 2025: shifting consumer expectations; demand for transparency and agility in services.

FASTER COMPLETIONS

Buyers are increasingly looking for faster completions to secure current Stamp Duty Land Tax (SDLT) rates before upcoming threshold changes.

And a staggering 92% of people agree that upfront access to Material Information would significantly improve the moving experience.

Agents, he says, need to offer a range of solutions to cater to diverse consumer needs, from quick sales to seamless private treaty transactions.

The Autumn Budget has brought the importance of Material Information to the forefront. Ridgway explains that providing complete, upfront information can smooth the sales process and reduce delays.

Ridgway says: “With upcoming changes to Stamp Duty thresholds, the pressure to complete sales quickly will intensify.

“Our data shows growing consumer awareness of Material Information and its link to faster, smoother transactions. Agents showcasing strong Material Information practices will have a competitive edge.”

ADAPTABILITY

Ridgway also stresses the importance of adaptability and says: “In a market where clients demand speed, agents must remain flexible and responsive. Offering a range of services, embracing PropTech, and prioritizing transparency will be crucial.”

Looking ahead, he predicts that efficiency, agility, and digitization will define success in 2025. And he adds: “By anticipating these shifts and adapting now, agents can navigate the evolving property market with confidence and deliver the outcomes their clients need.”
