Northwood Chelmsford acquires WN Properties

Northwood Chelmsford has expanded its presence in Essex with the acquisition of WN Properties, a long-established estate and lettings agency based on Hutton Road in Shenfield.

The deal comes two years after the Chelmsford office was itself acquired by local husband-and-wife operators, Zaman and Amina Sheikh (main picture).
WN Properties, which has built a strong reputation in the Shenfield area, brings a portfolio of high-end sales and lettings stock as well as a team of six experienced staff.

The office will continue to trade under the WN Properties name but will be supported by Northwood’s systems, processes and wider franchise network.

OPERATIONAL EFFICIENCIES

The acquisition strengthens Northwood’s coverage across mid-Essex, with the two businesses located around ten miles apart, creating operational efficiencies and expanding service reach.

It also reflects The Property Franchise Group’s ongoing strategy of supporting franchisees to grow through targeted acquisitions.

REPUTABLE BUSINESS

Speaking after the deal completed, Zaman Sheikh (main picture, left) says: “Amina and I are very pleased that this deal has completed. WN Properties is a reputable business that we had been aware of for some years, and we are delighted that the outgoing directors trusted us with the acquisition.”

And he adds that the WN team brings significant local expertise: “The business deals with some very high-end properties in the Shenfield area and the team there are fantastic. We are already enjoying working with them to grow the business.”

CONTINUED GROWTH

Sheikh also credits the Chelmsford team for enabling continued growth: “They have many years of experience in property, which has allowed me to focus on business development whilst they continue to provide our clients with outstanding customer service.”

Northwood MD Phil Gee described the deal as “a fantastic acquisition”, highlighting the strength of WN Properties’ portfolio and the decision to retain all existing staff.

He says: “The business will continue to trade as WN Properties, benefiting significantly from the enhanced processes and technology that Northwood can provide, and the energy and focus that Zaman and Amina bring.”

ACQUISITION SUPPORT

Gee praised the Sheikhs’ progress since taking on Northwood Chelmsford in 2023, noting their introduction of a sales division and significant growth since resale.

He also highlighted Zaman Sheikh’s industry background, including a Master’s in Real Estate Finance and Investment, RICS qualifications and his 2022 RICS Young Surveyor of the Year award.

He added that TPFG provides extensive pre- and post-acquisition support to franchisees, from due diligence to technology integration, describing the deal as “a superb end to 2025” with more acquisitions expected in 2026.
