Managing agent hit with whopping £17,500 HMO fine

A managing agent in Gravesend has been hit with a £17,500 fine for operating an unlicensed House in Multiple Occupation (HMO) on Parrock Street.

The penalty comes as part of a wider crackdown by the council’s Private Sector Housing Team on unlicensed HMOs following a successful amnesty last year.
The council launched the initiative to support landlords and property owners in meeting licensing requirements, ensuring tenants live in safe, properly regulated homes.

However, enforcement action has now begun against those who have failed to comply.

As a result, the managing agent of the Parrock Street property was issued the £17,500 fine, while the landlord of another unlicensed HMO on Granville Road received a £10,000 penalty.

Cllr Karina O’Malley, Cabinet Member for Housing Services, says the fines serve as a warning to others to ensure they follow licensing rules.

She adds: “We have an excellent relationship with the majority of private landlords in Gravesend who work hard to ensure their tenants live in safe, suitable accommodation.

“The licensing system for HMOs ensures properties meet all necessary safety standards, including gas and electrical regulations and fire safety precautions. It is there to protect tenants and give them confidence in the safety of their homes.

“Last year, we worked hard to reach landlords across the borough to help them secure the appropriate licences. Now, for the good of local residents, we are taking action against those who have not complied.

“These two cases are just the start – we are actively investigating others and will follow up on all intelligence received.”
