Liverpool tops list of Britain’s busiest agent markets

Liverpool, Bradford and Leicester are currently the busiest markets for estate agents in Britain, according to new research from eXp UK analysing the number of homes listed for sale per agent in 2026.

The study examined the estimated number of estate agents operating across 14 major UK cities and compared this with the volume of homes currently on the market, to calculate the average number of listings handled by each agent.
Liverpool emerged as the most active market. With an estimated 116 estate agents operating across the city and around 4,505 homes listed for sale, the average agent in Liverpool is currently marketing approximately 39 properties.

Bradford ranks second, with 1,241 homes listed across 33 agents, equating to an average of 38 properties per agent. Leicester places third, where agents are listing an average of 28 homes each. Manchester, Sheffield and Birmingham follow, all recording an average of 26 homes listed per agent.

STRONG ACTIVITY

Elsewhere, Brighton and London also show strong levels of activity, with agents listing an average of 24 and 23 homes respectively.

At the other end of the spectrum, Scottish cities are seeing far lower levels of stock per agent. In Edinburgh, there are currently just 12 homes listed for sale per agent, while Glasgow sits bottom of the rankings with an average of only seven listings per agent.

Our latest analysis shows that it is Liverpool’s agents who are currently among the busiest in the country, with particularly strong levels of stock coming to market.”

He adds: “At the same time, despite the Scottish market performing very strongly last year, agents in cities such as Glasgow and Edinburgh are currently listing far fewer homes per branch.

“This highlights how local market dynamics, seller confidence and buyer demand continue to shape conditions on the ground, reinforcing the importance of regional insight when assessing overall market health.”
