Lewisham Council has given the green light for the redevelopment of the former Catford Police Station, paving the way for a fully affordable 63-home scheme led by Phoenix Community Housing.
The decision, taken by the borough’s Development Management Committee B on 25 November, follows strong officer support and unanimous backing from members.
All of the new homes will be affordable, comprising a mix of social rent and intermediate rent units, including eight three-bed family properties at social rent.
The proposals also include two new residential buildings and the restoration of the locally listed former police station, which will be brought back into active use for the first time in more than a decade.
HIGH-QUALITY DEVELOPMENT
The scheme has been designed by Levitt Bernstein Architects and has undergone extensive engagement with the council, including pre-application discussions and two Design Review Panel sessions.
The final plans are intended to provide a high-quality development that respects the site’s heritage while maximising the potential of a brownfield plot earmarked for housing in the Local Plan.
ENHANCING PERMEABILITY
The project will also deliver landscaped courtyards, improved pedestrian links and secure cycle parking, aimed at enhancing permeability and supporting active travel in the area.

Following completion of the Section 106 agreement, Phoenix expects construction to begin next year, with delivery of the new homes scheduled for 2028.
