Eight in 10 aspiring property investors say a lack of knowledge is the biggest barrier preventing them from moving forward with investment plans, according to new research from Sourced.
The survey found that uncertainty around deal structuring, funding options and lender criteria is holding back a significant proportion of would-be investors, despite continued interest in entering the market.
In response, Sourced has launched a year-long free education programme, including monthly webinars throughout 2026, with the aim of training more than 1,000 property investors over the next 12 months.
The initiative comes at a time when shifting interest rates and tightening lender criteria are reshaping the funding landscape, making it harder for inexperienced investors to navigate traditional routes into the market.

Stephen Moss (main picture), CEO and Founder of Sourced, says: “At Sourced we are very committed to doing everything possible to remove barriers to property investment.
“We have over 200 Property Partners across the country, and when we conducted a survey of clients to find out what was the biggest barrier to property investment, a resounding eight in 10 aspiring investors cited the main reason as lack of knowledge.
“To help address this issue, Sourced has launched a new series of straight-talking, free monthly webinars that will be held throughout 2026 to help educate people on their options, understand how to structure deals properly, and take advantage of some great property investment opportunities. Interest has been very high, and we anticipate training over 1000 property investors throughout 2026.”
WHAT WORKS
And he adds: “With rates shifting, and lender criteria tightening, many traditional routes no longer work the way they used to, and securing the right funding for a property investment project is vital to progression.
“This is why we chose ‘How to Fund Property Deals – What Works in 2026’ as the topic for our next webinar on 24th February. Over 100 delegates have already signed up, but there is still time to reserve your place if interested.”
WHAT LENDERS ARE LOOKING FOR
The event, which takes place from 1-2pm, will be hosted by experienced financial services experts from Sourced who will offer a clear overview of what’s new in property funding, review what lenders are looking for and reveal the strategies that will enable investors to secure better rates this year.
Moss adds: “Everyone is welcome to attend, whether they are planning their first project, looking to scale more efficiently or want a more supported, cost-effective route into property.
“Game-changing topics will include the main types of property funding available in 2026, factors that are currently impacting rates and lending decisions, and strategies that will help you to secure the best terms going forward.”
