New research from Jefferies London, the prime London property brokerage, has revealed that Kensington Palace Gardens is not only the capital’s most prestigious residential address but currently ranks third in the global rankings of the most prestigious prime neighbourhoods based on the price of property per sq m.
The analysis looked at the average cost per square metre across ten of the world’s most sought-after luxury residential locations.
The research shows that Kensington Palace Gardens sits third in the table, with an average value of £43,197 per sq m, versus the wider London average of £16,700.
This places it ahead of ultra-prime enclaves such as Star Island, Miami Beach (£34,324), Nassim Road, Singapore (£23,870), and Hudson Yards, Manhattan (£21,601) – highlighting London’s continued relevance on the global luxury property stage.
MONACO LEADS THE PACK
However, Monaco’s Larvotto district still leads the pack with an average of £82,724 per sq m, followed by The Peak in Hong Kong at £55,347 per sq m.
