July 1st revealed as the best day to put your home on the market

Selling your home and moving to a brand-new abode is one of the most exciting milestones you can experience in life. However, many of us can experience unwanted delays and inconvenient stresses as a result of the slow conveyancing process.

With that in mind, it comes as no surprise that Google searches about home selling continue to rise rapidly. In fact, searches including ‘how to sell your house quickly’ (+171%), ‘sell home quickly’ (+136%) and ‘fastest way to sell a house’ (+133%) have risen dramatically, as consumers take to the internet for helpful tips and tricks.

Thankfully, experts at St. Modwen Homes have analysed Google search demand data to help homeowners put their property on the market at the optimum time, as well as help to speed up the house-selling process, with the date fast approaching… 

The best day to put your home on the market…

If you are looking to sell your home in 2024, you only have  a few weeks to get the cogs moving! St. Modwen Homes’ research[2] reveals that 1st July is predicted to be the best day for sellers to have their house on the market, as this is when most buyers are searching for a new property.

The month of July is also forecasted to see over half a million Google searches for terms relating to buying a house[3], further solidifying that this time of year is the perfect time to sell your home.

Alison Maclean, who designs the showhomes at St. Modwen Homes, explains: “We know from our research that 1st July is the optimal time to put your house on the market, but the next most popular question is, how can I sell my home quickly? Aside from getting the timing right, there are plenty of fast and affordable improvements you can make to impress potential house buyers and accelerate the process.”

First Impressions

“First impressions count, so if the front of your house is looking a little tired, now’s the time to spruce it up. A new coat of paint on your front door can transform the look of your house in an instant. The same goes for freshly washed paths and driveways, so get out the jet washer and watch your paving slabs go from drab to fab. If you’ve got a front garden, make sure the lawn is kept tidy while you’re having viewings and keep wheelie bins out of sight if possible. 

“Your hallway is the first area a house buyer is going to judge, so turning it into a light and welcoming space can really help make a good impression. Keep the area clutter free with some neat storage like shoe racks and coat hooks, and if it’s particularly narrow, try hanging a mirror to make the space look bigger than it is. If you have the time and budget, redecorating your hallway and any other unloved areas of your home is a fail-safe way to improve that all-important first impression. Light neutral colours work well because they can open up spaces – plus, a blank canvas can help buyers visualise themselves in the space.”

Clutter Be Gone

“While some prospective buyers might be able to look past a bit of mess, it’s best to err on the side of caution and store away any unnecessary clutter. Start the decluttering process early so that when it comes to putting your house on the market, the house will look tidier, and you’ll have less boxing up to do when you come to move. If that’s not an option, you could invest in a rental storage unit to stow away your things whilst the viewings are taking place.”

“Finally, well-kept gardens and outdoor spaces can help boost the value of your property. So, with the weather getting warmer, now is the perfect time to don your gardening gloves and tidy things up. It doesn’t have to be a complete landscaping project or overhaul. Simply keep hedges and lawns trim, get rid of any pesky weeds, and for an instant splash of colour and vibrancy, fill some hanging baskets or pots with your favourite summer blooms and place them around doorways and patios.”
