Independents squeezed as costs and compliance bite

Independent estate and letting agents are facing mounting pressure as portal fees rise, regulation tightens and technology choices become increasingly complex.

Across the sector, smaller firms report being squeezed between higher supplier costs, expanding compliance demands and competition from larger corporate networks with greater financial firepower.
The impact is being felt particularly in lettings, where the Renters’ Rights reforms are reshaping compliance frameworks and operational processes, adding further strain to already stretched teams.

At the same time, rapid growth in AI and property technology tools is creating fresh uncertainty, with many agency leaders questioning which platforms genuinely improve margins and which simply add to overheads.

PRACTICAL RESET

Against this backdrop, ICG Community is calling for what it describes as a practical reset focused on commercial clarity and collaboration.

On 16 April 2026, it will host Power Up Your Agency, a free one-day event in London aimed at independent agents navigating these challenges.

Sessions will explore how AI can be deployed to improve response times without inflating overheads, how to approach Renters’ Rights changes with structure rather than fear, and why personal authority and visibility are increasingly decisive in winning instructions.
