Homes within walking distance of a town centre can command price premiums of up to £31,000, according to new analysis by geo-location property platform The Property DriveBuy.
The findings, based on more than 24,000 homes listed for sale across England, highlight the growing value buyers place on location – and the opportunity for estate agents to strengthen their presence in hyperlocal markets.
Across England, buyers are paying an average of £5,951 more for properties within walking distance of a town centre compared with similar homes further afield.
In London, that premium rises to more than £31,000, with uplifts of between £2,000 and £6,000 recorded across every other region.

The results highlight the benefits of marketing that emphasises proximity and local amenities.
However, the report warns that restrictive portal search criteria often prevent suitable listings from reaching interested buyers.
Geo-location search offers an alternative by surfacing all relevant nearby properties in real time as users move through specific catchment areas, helping agents capture more leads and sellers achieve stronger prices.
The Property DriveBuy, which allows agents to promote listings through live location data, has seen a rapid increase in sign-ups. The platform is currently free to use, with a flat £199 monthly subscription only introduced once meaningful traction in lead generation has been established.
