Homes near pubs worth up to 16% more

Homes within walking distance of a pub can sell for up to 16% more than the national average as lifestyle factors continue to influence buyer demand despite a tougher housing market.

Analysis from Yopa shows that properties located close to a public house command an average premium of 7.7% across Great Britain, with typical prices of £317,359 compared with the wider average of £294,577.
The biggest uplift is seen in Wales, where homes near a pub are worth 16.2% more on average, with typical values of £246,393 compared with £212,132 across the wider market.

Strong premiums are also seen in several English regions. In the South West, pubside homes carry a 13% uplift, while the North East (12.1%), West Midlands (11.9%) and North West (10.3%) all record double-digit premiums, suggesting buyers continue to place value on community amenities even as affordability pressures remain.

DECLINING NUMBERS

London is the only region where proximity to a pub appears to reduce value slightly. In the capital, homes near a pub average £593,389, around 1.5% below the wider London average of £602,163.

The findings come as the number of pubs continues to fall, with more than 230 closures reported in the first two months of 2026 alone, making surviving local venues an increasingly scarce feature in some areas.

And she adds: “For many buyers, having a welcoming local pub nearby adds to the lifestyle appeal of an area, offering a place to socialise, dine, and feel part of the community and for sellers, this means a potentially strong selling point to help them stand out from the rest of the market.”
