New market analysis by London estate agency Benham and Reeves has identified Haringey as the top borough in the capital for period property availability, with 30% of current listings in the area featuring homes from earlier architectural eras.
The study, which examined live property listings across the capital, found that around 13,300 period properties are currently on the market in London.
This accounts for just 15% of total available stock, underscoring the relative scarcity of these sought-after homes.
Period properties, often prized for their character, larger proportions, and prime locations, remain in high demand among buyers. However, their distribution varies widely across boroughs.
TOP AREAS
Haringey tops the list proportionally, followed closely by Kensington and Chelsea, where 29% of listings are period homes. The affluent west London borough also has the highest volume overall, with 1,385 period properties currently on the market.
Other boroughs with a strong presence of period homes include Richmond (27%), Camden (27%), Lambeth (26%), and Lewisham (24%).
Hammersmith and Fulham, Westminster, Waltham Forest, and Wandsworth also rank in the top ten.

At the other end of the scale, Barking and Dagenham has the lowest share, with just 1% of its for-sale properties classed as period. Havering and Hillingdon follow, with just 2% and 3% respectively.
For London buyers focused on period charm, borough choice may be key to success in today’s market.
PERIODIC PROBLEMS

Marc von Grundherr, Director of Benham and Reeves, says: “Period properties can prove problematic at times and may require more maintenance than the average property, not to mention the fact they tend to be less energy efficient.
“That said, the pros of a period property often outweigh the cons and not only can they give you a fantastically characterful property, but they tend to hold their investment value far better. They can also be more desirable amongst tenants, so they make a great choice for both homebuyers and landlords alike.
“Unfortunately for London homebuyers and landlords, period property availability does vary drastically depending on which corner of the capital you wish to purchase in and, whilst they account for almost a third of for sale stock in some areas, in others they account for as little as 1% of all homes listed for sale.”
