Plans to convert a building in Lambeth into a new special educational needs (SEN) school have been approved, paving the way for a major consolidation project in south London.
Knight Frank has secured a resolution to grant planning permission from Lambeth Council for the redevelopment of 202 Lambeth Road, subject to a Section 106 agreement.
The scheme will allow Fairley House School to bring together its operations from two sites into a single purpose-built campus, designed to support pupils with specialist learning needs.
The project follows the school’s £6m acquisition of the building in 2025, with works expected to begin in summer 2026. Architects Tate + Co will oversee the redevelopment, which will include improved facilities and access to outdoor space.
IMPORTANT MILESTONE
Daphne Hamilton-Fairley, Founder of Fairley House School, says: “We are delighted to have reached this important milestone. Knight Frank has been instrumental at every stage, from finding the right building to securing planning for our new school. This project will allow us to bring our Fairley House community together and deliver even more transformative learning experiences for all our students.”

Andy Tuohy, Senior Planner at Knight Frank, adds: “We’re very pleased to have secured a resolution to grant at committee. The new SEN facility will make a meaningful difference, supporting children with dyslexia and dyspraxia.
“It’s a privilege to act for such a respected institution and to play a small part in a project that will genuinely benefit the community and wider area. We now look forward to working with the Council to finalise the s106 so that works can begin as soon as possible.”
LONG-TERM VISION

And Emma Cleugh, Head of Education & Charities at Knight Frank, says: “It’s been a pleasure to work with Fairley House School over the last year. Taking the time to really understand their long-term vision meant we could secure a site that genuinely supports their future ambitions.
“We’re proud to have helped them take these important steps in their journey, and it’s great to see plans now moving forward so well.
“This project is a brilliant example of the power of specialist advice, and of how our teams support clients seamlessly across the whole lifecycle of a development.”
