Fine & Country launches landmark Sheffield investment scheme at Park Lane event

Fine & Country is set to unveil a major new investment opportunity in Sheffield’s thriving Kelham Island district at an exclusive investor showcase at its Park Lane head office on Friday 1 August.

The event, which runs from 3pm to 8pm, will offer attendees a first look at Avice – a 43-apartment luxury residential scheme aimed at buy-to-let investors targeting high-yield returns in one of the UK’s most dynamic regeneration areas.
Hosted by Richard Hughes of Fine & Country Chester, Nantwich and Tarporley and Chenille Wood of Fine & Country Sheffield, the event will include networking, canapés and drinks, alongside detailed presentations of the project’s investment credentials.

The Avice development comprises a mix of one- and two-bedroom apartments arranged around a landscaped courtyard, as well as three commercial units on the ground floor designed to enhance Kelham Island’s independent retail and hospitality scene.

PROFESSIONAL POPULATION

With its Crittall-style windows, rich brick detailing and industrial-inspired architecture, Avice pays homage to the area’s heritage while offering modern, light-filled living spaces aimed squarely at Sheffield’s growing young professional population.

Projected rental yields of up to 7% and a five-year capital growth forecast of 28.2% are being promoted to potential investors. Flexible purchase options include individual apartments, full floors or even the entire development, with long leaseholds of over 250 years and fully managed letting arrangements.

Richard Hughes says: “We are excited to bring a project of this calibre to our Park Lane audience. Avice represents a unique blend of Sheffield’s rich industrial past and its dynamic future.

“For investors, it offers not just impressive yields and capital growth potential, but a stake in one of the UK’s most exciting urban regeneration stories.

“Kelham Island is a magnet for young professionals, and Avice is perfectly positioned to meet that demand.”

Kelham Island, once the engine room of Sheffield’s steel trade, has undergone a major transformation in recent years, becoming a hub of creativity, food, and culture. Avice’s location offers excellent transport links, including access to the city’s tram network, national rail services, and the M1 corridor.

Construction is underway, with completion expected in 2026.
