Extra care developer Vivere has unveiled plans to deliver around 200 new extra care homes across Edinburgh over the next five to seven years, aiming to address the city’s growing demand for senior housing with on-site amenities and care services.
The initiative begins with the acquisition of the 2.2-acre Lansdowne House (main image) site on Coltbridge Terrace, formerly St George’s School.
Vivere intends to invest £25 million in refurbishing the listed Victorian buildings and constructing new homes.
The scheme will combine restored heritage properties with modern apartments, featuring communal lounges and amenities within the main 1875 villa, historically known as Coltbridge Hall.
ADDITIONAL SITES
Vivere is actively seeking additional sites across Edinburgh, the Lothians, and Fife capable of accommodating 50 to 80 homes, through new build, conversion, or a combination of both, prioritising locations with access to public transport and local amenities.
The company was formed through a joint venture between Probitas, specialists in extra care housing, and Stephenson Group, a contractor and mixed-use developer with offices across Scotland, England, and Wales.
Vivere is led by co-founding directors Scott Curran and Beatrix Lehnert, who together have over 30 years’ experience in residential, build-to-rent, and assisted living sectors. Martin Stephenson, chairman of Stephenson Group, also serves as co-founding director.
AWARD-WINNING
For the Lansdowne House project, Vivere has appointed award-winning Scottish architects CDA Edinburgh, landscape architects Rankinfraser, and planning and heritage consultants Montagu Evans.

The portfolio will focus on delivering high-quality communities where residents can “age in place” with tailored care and wellbeing services.
Scott Curran says: “It is our aim to create a portfolio of high-quality extra care living communities in Scotland, commencing in Edinburgh. These will be high-quality homes, alongside on-site amenities and tailored care services to suit residents’ needs. Our aim is for our residents to live longer, not grow old.”
And Martin Stephenson adds: “Scotland has an overwhelming demand for housing with care, but supply remains extremely limited. Vivere aims to provide a quality product and help meet this pressing need.”
