We saw some interesting trends emerge in 2025. According to our research, 34% of all properties reduced in price in 2025, which made it a buyers’ market.
However, despite price drops, the number of sales agreed by Sourced rose by 4% compared to last year.
Mortgage rates decreased and annual rents rose by 5.9% across the UK, and with strong rental demand there was more investor activity.
When it comes to predicting property hot spots, there will always be opportunities in areas where properties are priced lower and yields are higher, but our statistics show that the areas our investors were most interested in during 2025 were Grimsby, London, Bristol and Liverpool. Manchester is another city that has sustained considerable growth, with no signs of a slow-down.
LESS COMPETITION
There currently appears to be more residential sales properties available than in previous years, but with less buyers this means there is less competition for serious investors and some great deals to be had.
Indeed, we predict that 2026 could be a good year for anyone who is keen to explore these opportunities.
