European capitals serve up £76bn in investment opportunities

International buyers are spoilt for choice across Europe’s major capitals with fresh research from Astons showing a combined £75.8bn worth of homes currently up for grabs.

London leads the pack with almost 58,000 listings – worth an estimated £32.5bn – but with an average price tag of £561,309, it’s also the priciest market of the seven cities analysed.
Athens, by contrast, offers both scale and affordability. The Greek capital has more than 35,000 homes on the market at an average asking price of just £184,235, making it the most accessible option for overseas investors.

Elsewhere, Madrid has just over 25,000 listings averaging £451,735, Rome counts 23,452 at £261,606, and Paris weighs in with 19,341 homes priced at £507,107 on average.

STANDOUT CHOICE

Astons said London’s prime and super-prime markets continue to demonstrate “impressive resilience,” but singled out Athens as a standout choice thanks to rising property values, a strengthening economy and its still-attractive Golden Visa scheme.

Although recent changes mean the Golden Visa threshold in Athens and other high-demand areas now stands at €800,000, international buyers can still secure Greek residency with a €250,000 investment in commercial property converted for residential use – keeping Athens firmly on the radar for those seeking access to Europe at a lower entry point.
