Eight high-growth startups join 2025 REACH UK programme to tackle property sector challenges

Second Century Ventures, the global venture capital arm of the National Association of Realtors, has announced the eight high-growth companies selected for its 2025 REACH UK scale-up programme.

The cohort, which spans PropTech, FinTech, and InsurTech, will focus on modernising the property sector by addressing challenges ranging from retrofit financing and rental arrears to leasing inefficiencies, water use and waste reduction.
Delivered in partnership with Propertymark and the Tenancy Deposit Scheme (TDS) Group, the REACH UK programme offers a tailored growth pathway through industry access, investment and strategic support.

Since its launch in 2020, REACH UK has become a significant force in accelerating innovation in the UK housing market.

SECTOR CHALLENGES

The selected startups reflect a shift toward practical solutions for persistent inefficiencies across housing, lettings, finance and sustainability:

Financial Access, Risk Management and Retrofit Funding
  • Husmus – An AI-driven InsurTech solution offering real-time tenant screening and custom insurance, aimed at expanding rental eligibility and reducing fulfilment time.
  • Casapay – A payments and risk platform that uses AI to eliminate rental arrears and automate workflows, helping letting agents cut operational costs by up to 90%.
  • Factored – A retrofit financing platform providing same-day funding for landlords with no upfront costs, expanding retrofit access via agent and installer partnerships.
Process Automation and Performance in Sales and Lettings
  • Prospector Pro – AI-powered call intelligence for estate agents, designed to enhance conversion, compliance and revenue through real-time voice analytics.
  • SquarePlan – A commercial leasing automation tool streamlining planning, design and fit-out with 3D/VR/AR outputs, improving speed and accuracy in letting commercial spaces.
  • Hybr – A SaaS lettings platform that reduces agency workload by up to 80%, accelerating the lead-to-let cycle and enhancing transparency.

Sustainability at Scale: Tackling Water Waste and Net Zero Delivery:

  • Watergate – A smart water management platform using AI to prevent leaks and improve efficiency, cutting usage and costs by up to 68%.
  • Carrot – A waste analytics platform enabling property managers and occupiers to cut waste by 30% and drive portfolio-wide sustainability targets.

Collectively, these eight startups have raised over $20 million in capital and now hold a combined valuation exceeding $100 million.
