Dwelly accelerates growth with acquisition of HC Lettings in Nottingham

Dwelly, the lettings acquisition and success planning specialist, has continued its rapid national expansion with the purchase of HC Lettings, the award-winning Nottingham lettings business formerly known as HoldenCopley.

The deal adds 850 fully managed properties to Dwelly’s portfolio and further strengthens its presence in the East Midlands, following a series of acquisitions that have established the group as one of the UK’s leading consolidators in the lettings sector.
HC Lettings was created as the dedicated rental arm of HoldenCopley, which will continue to operate its highly regarded estate agency business independently.

The lettings business has built a strong reputation across Nottingham and the wider East Midlands, recognised for high service standards and long-standing client relationships.

LANDLORD CONTINUITY

As part of the agreement, the existing management team at HC Lettings will remain in place, providing continuity for landlords and tenants while supporting future growth. Dwelly’s investment will also bring new proptech capabilities, including AI-led systems designed to streamline operations, enhance efficiency and improve the rental experience for agents and tenants.

The transaction was brokered by Adam Walker, with Trust Audit overseeing compliance and Dean Wilson managing legal matters.

Steven Holden, previously director of HC Lettings, is leaving the business to focus on the expansion of HoldenCopley’s sales division.

He says: “We are extremely proud of the reputation HC Lettings has built in Nottingham. Partnering with Dwelly provides the best opportunity to accelerate the next chapter of growth, while preserving the values and standards that our clients have come to expect.

The additional support, particularly through technology and innovation, will allow HC Lettings to deliver an even better experience for both landlords and tenants.”

TECH-DRIVEN

Sam Humphreys (main picture, inset), head of M&A at Dwelly, adds: “The acquisition of HC Lettings is a fantastic addition to our growing portfolio and considerably strengthens our presence in the East Midlands.

“We’re confident that through our implementation of technology-driven processes, we can dramatically improve the operational efficiency and capacity of the business, whilst reducing the friction that is found within the rental process.

However, as is always the case, preserving the legacy and reputation that HC Lettings has formed remains paramount and respecting and retaining the company’s identity will always come first.”

The acquisition underlines Dwelly’s strategy of combining local expertise and established reputations with investment in technology to drive growth across the UK lettings market.
