Dorchester Collection to manage £2bn Caudwell development in Mayfair

Ultra-prime developer Caudwell has appointed Dorchester Collection to manage operations and deliver luxury concierge and lifestyle services at 1 Mayfair (main picture), its £2 billion flagship residential scheme in London’s West End.

The move brings together two of Mayfair’s most recognisable luxury names. Under the agreement, 1 Mayfair will be marketed as offering “Luxury Services by The Dorchester”, aligning the development with the standards of service associated with the five-star hotel, located just a few minutes’ walk away on Park Lane.
The Dorchester’s team will oversee all day-to-day property management, security, and hospitality operations, as well as provide residents with access to priority reservations at the hotel’s restaurants, including Alain Ducasse at The Dorchester, The Grill, and China Tang, alongside its spa and leisure facilities.

The 24-residence development on South Audley Street, due for completion in early 2027, includes lateral apartments, penthouses and townhouses, as well as five staff suites and extensive shared amenities such as a 20-metre swimming pool, health spa, gym, and private lounges overlooking a landscaped courtyard garden. Prices are expected to start at £35 million.

GLOBAL BENCHMARK

Designed by Robert A.M. Stern Architects with interiors by J.P. Molyneux, 1 Mayfair is described by Caudwell as “London’s most prestigious residential address”.

The appointment of Dorchester Collection, which manages some of the world’s leading hotels including The Beverly Hills Hotel and Hotel Plaza Athénée in Paris, marks the brand’s continued expansion into branded residences.

Christopher Cowdray, president of Dorchester Collection, adds: “We are delighted to bring our signature level of service and discernment to one of the world’s most exceptional residential addresses.”

Sales at 1 Mayfair are expected to launch in 2026 with a dressed residence available for private viewings.
