Cyprus property demand draws UK buyers

Hamptons International has hosted a Cyprus property event in Guildford as interest from UK buyers in overseas homes and relocation opportunities continues to grow.

The event, held at the firm’s recently opened Guildford branch, was organised to meet rising demand from British purchasers looking at Cyprus for investment, second homes or permanent moves.
Representatives from Cypriot developer Pafilia joined Hamptons’ international team to provide guidance on buying overseas property, residency rules and tax incentives.

Cyprus has become an increasingly popular destination for UK buyers, supported by strong tourism numbers and a long-established expatriate community. Official figures show the island welcomed 4.53 million visitors in 2025, including around 1.44 million from the UK, while an estimated 60,000 Britons now live there permanently.

GROWING DEMAND

Interest has also been driven by Cyprus’s residency programme, which allows non-EU nationals to obtain permanent residency through a qualifying property investment, as well as the island’s climate, healthcare system and favourable tax regime.

Hamptons said the event attracted buyers considering a range of options, from holiday homes to full relocation, with many seeking clarity on the residency scheme and the practicalities of living on the island.
