The latest research from over-50s property specialists Regency Living has revealed where demand is currently highest amongst silver downsizers when it comes to purchasing park home properties and whilst coastal locations remain popular, it’s countryside living that has driven the park home market to the greatest extent over the last year.
Regency Living analysed current park home for sale stock across each county of England, looking at which areas were home to the highest levels of buyer activity, as well as where had seen the largest annual increase in buyer demand.
The figures show that, across England as a whole, one in five of all park homes listed for sale in Q4 of 2024 had already found a buyer – a 1.5% increase versus Q4 2023.
Current demand was highest in the West Midlands, where a huge 50% of all park homes listed for sale had been snapped up by silver downsizers.
HOT SPOTS

Berkshire was the second hottest spot of the market, with buyer demand at 39.3%, followed by Oxfordshire (34.6%), Somerset (33.7%) and Staffordshire (33.3%).
Not only did Staffordshire rank as one of the current hottest spots of the park home market in Q4 2024, but at +19%, the area had also seen the largest annual increase in demand.
Across Oxfordshire, demand was up by +18.2% versus Q4 2023, with Merseyside (+17.4%), Buckinghamshire (+15.2%) and the Isle of Wight (+12.2%) also seeing some of the largest increases in park home buyer appetites versus the previous year.
AFFORDABLE ROUTE
Tim Simmons, Sales and Marketing Director at Regency Living, says: “Residential park homes provide an affordable route for silver downsizers to access some of the most desirable pockets of the property market, without having to pay the high prices commanded across the bricks and mortar sector.
“However, it’s not just access to popular coastal locations that park home living can provide, with a wealth of sites found on the doorstep of the nation’s most beautiful countryside locations as well.
“In fact, whilst the likes of Cornwall and Dorset may have previously been the most in demand locations, it’s these countryside locations that have been driving the park home market to the greatest extent during the final stages of 2024.”
