Countryside lifestyle fuels renewed demand for park homes among downsizers

New analysis from over-50s property specialist Regency Living reveals a fresh wave of demand for countryside and central county park homes as older homeowners continue to favour lower-maintenance living in greener surroundings.

While overall demand for park homes across England dipped marginally in Q2 2025 to 17.9% – a 0.6% fall from Q1 – several regions have bucked the trend recording double-digit quarterly growth in sales activity.
The research, based on live for-sale listings and the proportion marked as under offer or sold subject to contract, highlights Oxfordshire as the standout performer, with a rise in demand of 18.2% compared to Q1. Greater Manchester (+17.2%) and Tyne and Wear (+12.5%) also posted strong gains, followed by Northamptonshire (+11.7%) and West Yorkshire (+11.0%).

The findings signal a shift in buyer interest back toward central counties, many of which combine scenic rural settings with strong infrastructure, affordable price points, and easy access to amenities.

STRONG DEMAND

In terms of absolute buyer appetite, Oxfordshire (45.2%) tops the list, followed by Hertfordshire (39.4%) and Wiltshire (38.3%). Tyne and Wear (37.5%), Bedfordshire (35.6%), and the West Midlands (33.3%) also continue to attract sustained interest from downsizers.

“The strong growth in areas like Oxfordshire, Greater Manchester and Tyne and Wear shows just how much appetite exists for this lifestyle across the country – and with stamp duty savings to be had, we expect demand to remain resilient through the summer.”
