The Cotswolds is emerging as one of the UK’s hottest prime property markets with demand accelerating as high-profile lifestyle brands and TV exposure draw wealthy buyers into the region.
Agents say the combined influence of Soho Farmhouse, Clarkson’s Farm and Estelle Manor has transformed the area from a quiet rural retreat into a globally recognised luxury destination, pushing up prices for farmhouses, manor homes and turnkey village properties.
Soho Farmhouse first put the Oxfordshire countryside on the international lifestyle map, attracting entrepreneurs, celebrities and overseas members while Clarkson’s Farm has brought worldwide attention to the region.
More recently, Estelle Manor has reinforced the Cotswolds’ appeal to high-net-worth buyers looking for design-led hospitality, wellness facilities and privacy.
SHIFTING BUYER PROFILE
As a result, the profile of buyers moving into the area has shifted, with more international purchasers competing for limited stock, particularly for restored period homes and off-market deals.
Property professionals say demand is strongest for heritage farmhouses, converted barns and manor houses that combine traditional architecture with modern specification, with buyers increasingly expecting high-end finishes, discreet technology and spa-style interiors.
This change in expectations is also influencing renovation and development projects, with owners investing heavily to upgrade historic buildings while preserving their original character.
Bloom Studio, the architecture and interior design practice founded by Alex Hancock (main picture) and Kit Maplethorpe, says it has expanded its work in the Cotswolds as more buyers seek specialist expertise in restoring listed and heritage properties.
