Investor-developer Bentry Capital has appointed a trio of senior consultants to progress plans for the redevelopment of Branch Hill House in Hampstead into a high-end residential scheme.
The Edwardian mansion, acquired last autumn, is set to be transformed into a gated development of around 50 apartments alongside a standalone townhouse, subject to planning approval.
The scheme, to be branded No.1 Hampstead, will combine converted and new-build homes within the historic setting.
Located off Branch Hill Road, the property spans more than 23,000 sq ft and includes both the original 1901 mansion and a later extension added in the 1960s. Previous planning consent secured in 2021 has since lapsed, with the site long awaiting redevelopment.
DEVELOPMENT STRATEGY
Construction will be delivered by Bentry Capital’s in-house arm, Mellior Group, with the developer aiming to bring forward a revised scheme that enhances the unit mix while preserving the building’s architectural character.
Planning consultancy Boyer has been appointed to lead the redevelopment strategy, with Grant Leggett heading up the project. Montagu Evans will provide residential valuation and development advice, while Stanhope Gate Architecture will oversee design, building on its previous involvement with the site.

Sales for No.1 Hampstead are expected to launch in early 2028, with Savills appointed as the preferred agent.
