Construction progresses on £500m ‘vertical village’ in Kensington

Construction is advancing rapidly on 100 Kensington, a £500 million residential-led development by SevenCapital and MARK Capital Management that will deliver the Royal Borough of Kensington and Chelsea’s only new vertical village.

Located on West Cromwell Road, the landmark scheme will feature 462 new homes across seven architecturally distinctive buildings, with completion scheduled for early 2027.
The development, which is 25% complete, is being delivered by main contractor Ardmore and includes the tallest residential tower ever constructed in the borough – a 29-storey landmark building currently at its 18th floor. Topping out is expected by early 2026.

With 276 market sale apartments and 186 affordable homes managed by Notting Hill Genesis, the scheme balances high-spec living with accessibility.

Communal and private amenities include rooftop gardens, a health club with gym and swimming pool, retail and office space, and a residents’ lounge and cinema pavilion overlooking a landscaped podium garden.

The 1.7-hectare site is being developed with an architectural masterplan by John McAslan & Partners, with detailed design by Corstorphine & Wright.

The buildings will be accessed via a new pedestrian plaza, featuring planting, trees and commercial frontage, creating a new gateway into Kensington.

Meanwhile, a stepped 12-storey tower will feature market sale apartments and rooftop terraces. Prices are expected to start from £895,000.

Peak construction will see up to 900 workers on site as one of the borough’s most ambitious residential projects continues towards phased completion in 2026.
