Property technology firm Cohab has today unveiled a first-of-its-kind, fully self-managed lettings platform, designed to give landlords complete control over their portfolios while significantly reducing the administrative burden.
The launch arrives at a pivotal moment for the rental sector, with increasing regulatory pressure and diminishing profit margins prompting a surge in self-management.
The platform, which is free to use with optional paid upgrades, provides an end-to-end solution – covering everything from customisable property listings and tenant screening to automated rent collection, compliance management and digital contract signing.
Cohab’s self-management offering centralises the full lettings lifecycle in a single, user-friendly interface.
RENTERS’ RIGHTS BILL
With the looming introduction of the Renters’ Rights Bill and potential fines of up to £40,000 for non-compliance, Cohab is positioning itself as a tool for landlords looking to stay on the right side of regulation without sacrificing their bottom line.
Saveli Kotz (main picture), Founder and Chief Executive, says: “The profit margins of UK landlords have been eroded over recent years by an onslaught of regulatory change. As a result, more landlords are turning to self-management to control costs – but this brings with it a new set of challenges.
“Self-managing a portfolio often means juggling emails, documents and legal obligations, which quickly becomes overwhelming.
“Until now, there’s been no true end-to-end digital solution for landlords who want to self-manage professionally.
“With Cohab, we’ve created a platform that not only simplifies the process but ensures landlords stay compliant and in control. We believe this is a game-changer for the sector.”
SECURE PAYMENT PROCESSING
The platform’s functionality includes secure payment processing powered by Stripe, a streamlined tenant onboarding experience, digital tenancy agreements, and a maintenance tracking system to ensure properties meet the Decent Homes Standard – another pillar of the government’s ongoing rental sector reforms.
Cohab also acts as a property portal in its own right, providing an additional marketing channel for listings, while integrating with third-party sites like Rightmove for landlords who want broader reach. Listing updates, including photos and descriptions, can be modified at no extra cost.
Kotz adds: “This is more than just a tech platform – it’s a response to what landlords have been asking for: simplicity, control, and compliance, all in one place. We’re already in talks with industry partners to help scale the product, and we believe the benefits to landlords – and their tenants – will be immediate and significant.”
