Homebuyers are making faster decisions than ever with natural light emerging as a critical factor in how quickly a property sells this spring.

Latest insight from We Buy Any Home suggests buyers are forming opinions within seconds of entering a property, placing greater emphasis on first impressions as market conditions remain competitive.
The findings highlight a growing shift in buyer behaviour, with emotional response playing a stronger role in decision-making – particularly as affordability pressures and higher borrowing costs make purchasers more selective.

Agents are being advised to focus on presentation more than ever, with brightness and perceived space now key drivers of buyer engagement during viewings.

LIGHT ADVANTAGE

Properties that feel light and open are said to benefit from stronger initial interest, while darker homes risk falling short despite location or condition.

The trend is particularly relevant during the spring market, when longer daylight hours offer sellers a natural advantage – provided homes are presented effectively.

Cal Graham (main picture, inset), Property Expert at We Buy Any Home, says: “In many cases, buyers will decide how they feel about a property within the first few moments of entering it. Natural light plays a huge role in that – bright, airy spaces feel bigger, cleaner and more inviting straight away.

“When a home feels bright and open it gives the impression of space and flow, even if the actual square footage is modest. That emotional reaction is incredibly powerful and can influence whether someone sees it as their future home.”

LOW-COST ADJUSTMENTS

And she adds: “It’s not necessarily about the size or condition of the property – it’s about how it feels when you walk in. If a space feels dark or enclosed, it can be harder for buyers to connect with it.”

She says that small, low-cost adjustments can significantly improve how a property is perceived during viewings.

“Small adjustments can make a noticeable difference. Opening curtains fully, cleaning windows, using lighter colours and removing heavy furniture can all help reflect and enhance natural light.

“These are simple, low-cost changes, but they can have a real impact on how a property is perceived. In a competitive market, those first few seconds can make all the difference.”
