Burnley has topped the table for the largest house price premium of any Premier League stadium postcode, according to research by estate agency Yopa, ahead of the 2025/26 season.
While Chelsea and Fulham share the most expensive stadium location – both playing in London’s SW6 postcode, where the average property costs £772,153 – Turf Moor in Burnley commands the biggest uplift against its wider local market.
Homes in the BB10 postcode, which surrounds Burnley’s ground, average £198,037 — 48.1% higher than the £121,305 average for the wider Burnley area.
Bournemouth’s Vitality Stadium ranks second for a premium, with properties in its vicinity valued 22.9% above the Bournemouth, Christchurch and Poole average. West Ham (main picture) is third, with E20 prices at £424,892, a 1.2% uplift on the wider Newham figure.
UNDERPERFORM
By contrast, most Premier League stadium postcodes underperform compared to their local authority averages.
Leeds United’s Elland Road in LS11 records the sharpest discount, with prices 49.7% lower than the wider Leeds market.
Outside London, Brighton’s Amex Stadium is in the costliest location, with an average of £415,614, placing it fourth overall. Arsenal’s Emirates Stadium in N7 takes third place for absolute price, at £520,464.
DREAM COME TRUE

Steve Anderson, National Franchise Director at Yopa, says: “For many football fans, living within arm’s reach of their chosen team would be a dream come true.
“Like all areas of the property market, the cost of that dream varies dramatically depending on where your team’s ground is.
“What’s perhaps more surprising is that all but three Premier League stadium postcodes have average prices below the wider local area.
“For those without an emotional connection to the club, the extra footfall on match days can be a deterrent rather than a selling point.”
