Alps launches enhanced landlord protection

Insurance specialist Alps has launched an updated landlord legal expense and rent protection product designed to support private sector landlords as the Renters’ Rights Act reshapes the rental market.

The enhanced policy has been developed to help landlords manage rising legal and financial risks linked to tenant disputes, rent arrears and breaches of tenancy agreements as regulatory changes take effect.
Under the reforms, Section 21 “no-fault” evictions will be abolished from 1 May 2026, significantly changing the eviction process and strengthening tenant protections across the private rented sector.

Alps said the product is intended to provide landlords with greater protection against unexpected legal costs and unpaid rent in what is expected to become a more complex dispute environment.

LANDLORD PROTECTION

The cover is available either as a standalone product or as an add-on to an existing landlord insurance policy. It provides up to £50,000 in legal expenses for actions including eviction proceedings, tenancy agreement breaches, nuisance or trespass claims, and pursuing tenants for damage to property.

It also includes cover for defending civil or criminal prosecutions against landlords, legal action against squatters or former tenants, and court attendance expenses of up to £1,000, alongside access to a 24-hour claims notification helpline.

The launch follows the company’s recent introduction of a pet damage protection policy, created in response to the Act’s strengthened rules around tenants’ rights to keep pets in rented properties.

Alps says the product forms part of a wider suite of landlord add-on insurance policies, including landlord excess protection and landlord home emergency cover, aimed at helping property owners manage risk as the new regulatory framework comes into force.
