Agents turn to hybrid resourcing model as NI hike bites

Agents are looking for flexible resourcing models as general running costs continue to rise, according to leading inventory specialists, No Letting Go.

With the additional NI burden now in place and energy prices still rising, many letting agents are rethinking their recruitment and resource strategies and some smaller agencies are turning to outsourcing entirely to avoid hiring.
Meanwhile larger agents are adopting a mixed model – using their existing teams where possible but utilising external partners when extra support is needed.

Nick Lyons (main picture), No Letting GoChief Executive, says: “The latest rise in employer National Insurance contributions which came into force in April has prompted many letting agents to think twice about increasing staff numbers or filling vacancies.”

HYBRID MODEL

He adds: “To help them, we’ve developed a flexible, hybrid model that enables agents to seamlessly shift between in-house and outsourced reporting – all delivered through our platform and partner, Kaptur.

“This strategic approach is helping agents and property managers manage workloads more efficiently, safeguard compliance, and reduce staffing pressure, all while maintaining service standards in an increasingly demanding regulatory landscape.”

SECURITY AND ITEGRITY

Lyons says: “Clients are opting for flexibility – making decisions based on seasonal demand, staff availability, and operational capacity

“No Letting Go’s structure allows them to adjust quickly without compromising service or increasing fixed overheads.”

All data is centrally stored and easily accessed by the client, which means switching between self-delivery and outsourcing is straightforward but ensures full data integrity and security.

TENANT EXPERIENCE

Lyons adds: “This flexible service model is being adopted by organisations across both the traditional letting agent market as well as the corporate landlord and build-to-rent (BTR) spaces.

“In these markets, where tenant experience is paramount, operators are looking to manage straightforward tasks in-house while calling on No Letting Go’s professional teams for more complex or time-sensitive requirements.

“Because we maintain a large national network – more than 300 trained clerks – clients are not dependent on individual relationships. This allows for a more scalable, less emotionally driven approach to resource allocation.

“Whether managing a small regional portfolio or hundreds of units across multiple developments, clients benefit from a structure that adapts to their needs.”
