£39.5m Mayfair sub-penthouse hits the market

One of the most valuable apartments to come to market in Mayfair this year has been listed for £39.5 million – a vast four-bedroom sub-penthouse at Clarges Mayfair, overlooking Green Park, and built on a site once home to the founders of Barings Bank and later a Romanov countess.

The building’s amenities are among the most extensive in Prime Central London.
Residents have access to a 25-metre swimming pool, spa, gym, cinema room and a private dining/business suite. A rare feature for central Mayfair – a fully automated underground parking facility – includes a car lift and a rotating turning circle, enabling vehicles to be delivered nose-forward for exit, eliminating the need for reversing in the subterranean levels.

Spread laterally across the entire seventh floor and offering 4,665 sq ft of internal space with two large terraces, the apartment is being jointly marketed by Wetherell and Knight Frank.

A grand entrance hall leads into a dramatic dual-aspect reception room running south and west across Green Park, featuring six full-height windows – five of them French windows with Juliet balconies – parquet flooring and coffered ceilings.

This connects to a large family kitchen and breakfast room, fitted with bespoke cabinetry by Boffi, book-matched marble worktops and Gaggenau appliances.

Both the kitchen and a separate TV/family room open onto a west-facing private terrace designed for entertaining.

Peter Wetherell, Executive Chairman of Wetherell, says: “Apart from the penthouses, the sub-penthouse newly listed for sale is the most important residence within Clarges Mayfair, which is one of the finest luxury apartment buildings in London.

The panoramic views enjoyed by the sub-penthouse are equivalent to the spectacular views over Green Park that Alice, Lady Julius Wernher, and Lady Zia Wernher, the daughter of Grand Duke Michael Mikhailovich Romanov, enjoyed from their palatial bedroom suite at the top of the Bath House mega-mansion that once stood on the site.”

RICH HISTORY

The history of 82 Piccadilly is unusually rich. The site was once occupied by Bath House, the vast Mayfair mansion of Alexander Baring, 1st Baron Ashburton, whose family founded Barings Bank.

In the 1890s, it was bought and enlarged by Sir Julius Wernher, the De Beers industrialist.

His daughter-in-law, Countess Anastasia “Zia” Mikhailovna – granddaughter of a Russian Grand Duke – lived here before the estate was eventually sold after the Second World War.

The modern incarnation, Clarges Mayfair, comprises 34 residences, a triple-height Art Deco-style lobby and hand-carved Portland stone façade.

Ashburton Place, the building’s private boulevard, echoes its Baring family heritage.

The sub-penthouse is offered with a 991-year lease, effectively a virtual freehold.
