Property market defies the gloom with rise in 2025 sales forecast

Analysis from GetAgent.co.uk suggests Britain’s property market is proving far more resilient than the headlines imply.

Despite economic uncertainty and fluctuating mortgage rates, transaction levels are set to climb 8.5% in 2025 – marking the strongest year for property sales since 2022.
Using Government data, GetAgent found 883,630 transactions have completed so far this year.

March led the way with 165,670 sales as buyers rushed to beat stamp duty threshold changes, while July, August and September each saw more than 100,000 completions – defying expectations of a summer slowdown.

RENEWED MOMENTUM

On current trends, GetAgent forecasts around 1.2 million sales will complete by year-end, averaging 100,000 a month. That’s up sharply from 2024 and signals renewed momentum in the housing market.

Regionally, England is driving the rebound with a 9.2% uplift, followed by Wales (8.9%), Scotland (3.8%) and Northern Ireland (3.2%).

DELIVERING RESULTS

“The latest Government transaction figures show that transaction levels have not only remained strong but are on track to exceed last year’s totals.”

WORKING HARDER

He adds: “We know that sellers are finding it’s taking longer to attract serious interest and offers, and that agents are having to work harder to get sales across the line.

“But we’ve seen our partners do exactly that – keeping momentum through what’s usually a quieter summer, even as everyone waits to see what the Autumn Statement brings.

“Despite the wider noise, sellers remain active, buyers are still motivated, and good agents are pushing transactions through every day. That’s the reality of the market right now – steady, consistent, and performing far better than the headlines might suggest.”
